Condizioni Generali
1. LEASE: Property Management di Tommaso Luciani promotes and concludes
tourist rentals of farmhouses, holiday homes, villas, chalets and apartments in
the name and on behalf of the owners of the aforementioned properties.
2. METHOD OF PAYMENT:
Upon receipt of the booking confirmation, the customer must pay 30% of the
total rental amount. The balance must be paid no later than 90 days before the
start of the lease. If the booking will be made within 45 days prior to the
start of the lease, the relative amount must be fully paid at the time of
booking confirmation. Payments must be made to Property Management di Tommaso
Luciani by bank transfer or credit card.
3. RENTAL VOUCHER: The
Voucher with all the data regarding the booking will be issued by Property
Management di Tommaso Luciani after receipt of the balance of the lease and the
itinerary to reach the accommodation or any other meeting point for the delivery
of the keys. It is forbidden to give the Voucher to others or to show up in a
number of people greater than that indicated in the Voucher, or than the number
of places available in each housing unit, except for children up to three years
of age. Any replacement of a person during the rental period is prohibited,
unless previously agreed with Property Management di Tommaso Luciani. Failure
to comply with these clauses will entitle the owner of the property to refuse
access to the customer in the rented housing unit. In the event that such
non-compliance occurs during the stay, the owner may request immediate removal
and the customer will not be entitled to any refund. The customer can be
removed even if during the stay he behaves in a way contrary to the most
elementary rules of civil education (breaks objects, dirty etc.).
4. RENTAL PRICES: The
rental price is intended per rental unit, delivered clean, and includes:
(unless otherwise indicated on the booking voucher), the consumption of hot and
cold water, electricity, cooking gas, linen bedroom and bathroom, use of the
swimming pool where required. Does not include: the security deposit, heating,
air conditioning, etc. Any other additional service requested by the customer
must be paid locally. Final cleaning is governed by the following Art. 6 letter
C unless otherwise indicated on the voucher.
5. COMPLAINTS: All the
houses are periodically checked by Property Management di Tommaso Luciani staff
and the catalog descriptions are drawn up with care and in perfect good faith.
If, exceptionally and without the knowledge of Property Management di Tommaso
Luciani, changes have been made to the rented accommodation, the latter
declines all responsibility but will work promptly to verify and solve any
problem. Any complaints must be sent to Property Management di Tommaso Luciani,
in writing by email at the address: tlpropertymanagement@hotmail.com,
within 48 hours of the customer’s arrival. Complaints not reported in writing,
within the above terms, cannot be taken into consideration. In the event of a
complaint, Property Management di Tommaso Luciani reserves the right to verify
the reasons for the complaint on site and during the customer’s stay, and the
customer undertakes to give Property Management di Tommaso Luciani the time
necessary to try to resolve any problem. In the absence of the aforementioned
written communication, customers who leave the accommodation before the
scheduled date will lose all right to a refund of the rental price and will in
no case be reimbursed for hotel expenses and any other costs incurred. Property
Management di Tommaso Luciani does not recognize atmospheric events, insect
bites, lack of electricity, gas or water as motivated causes of complaint if
this depends on the service providers.
6. LIABILITY: Should
force majeure prevent the booked accommodation from being made available to
customers, Property Management di Tommaso Luciani reserves the right to be able
to assign another accommodation with similar or superior characteristics, or in
extreme cases to cancel the reservation by reimbursing the tourist the amount
paid for the lease without the latter being able to make further claims for
compensation for any reason. Acceptance of the new accommodation extinguishes
any right to any refunds or requests of any kind.
7. CANCELLATIONS: Every
listing has its own cancellation rule so make sure to check them before booking
with us.
8. MODIFICATION OF
RESERVATIONS: Changes to bookings already made, which involve a change in the
holiday period and / or accommodation, which arrive at our offices within 45
(forty-five) days prior to the start of the lease, will be considered
CANCELLATIONS and governed by the cancellation conditions above. The customer
is advised to stipulate a suitable insurance contract at the time of booking,
in order to prevent the negative consequences of a cancellation.
9. GUARANTEE FUND: In compliance with the legal obligations deriving from Legislative Decree 79 of 23 May 2011 - art. 50 paragraph 2 and paragraph 3 and subsequent amendments / additions Property Management di Tommaso Luciani S.R.L. has contracted an adequate INSURANCE POLICY with Allianz which guarantees the Tourist for the reimbursement of the price of the tourist package and / or the cost of the immediate return if the tourist himself is not put in a position to use all or part of the services included in the tourist package exclusively in case of insolvency or bankruptcy of the same ADV / TO
